Occupy Property has been appointed as EQL’s property advisor in respect of its portfolio of major leased commercial properties throughout Queensland.

EQL’s workplace headquarters for Brisbane is currently located at 26 Redacliff Street, Newstead. This campus-style building has been majority occupied by EQL since 2010. EQL’s current leasehold tenure at 26 Redacliff Street is due to expire on 26 August 2030.

Location: CBD & Inner Fringe (East, West, North & South)

Proximity and connection to major public transport nodes is essential.

PCA Grade: Minimum A Grade
Sustainability Credentials: Minimum 5 Star NABERS & Minimum 5 Star Green Star
Net Lettable Area: 16,000sqm to 18,000sqm
Floorplate Configuration: 1,200sqm to 1,500sqm preferred
Spatial Flexibility: Please nominate expansion and contraction capacities during term within building. EQL will also require exercisable sublease/assignment conditions.
Parking: Please nominate maximum on-site allocation of car bays, motorcycle bays, and EV charging bays.
End-of-Trip Facilities: High quality dedicated end-of-trip facilities are required. Please nominate locker, shower, and bike rack capacities.
Security: Subject to workplace design finalisation, it is envisioned that EQL will require:

- Dedicated access/egress point on Ground

- Dedicated concierge on Ground

- Race gate infrastructure on Ground

Signage and Naming Rights: Please detail any signage and/or naming right opportunities.

Short-listed proponents will be provided with a detailed schedule of base building requirements.

Term: 10 years
Lease Commencement Date: 27 August 2030 (with early access for integrated/non-integrated fitout purposes)
Options: 2 x 5 years

EQL is under no obligation in respect of any information received as a result of this invitation. EQL reserves the right (at its absolute discretion) to enter into negotiations with one or more parties, whether or not such parties have submitted a response to this Request for Information.

Please note any previous correspondence, communications or dealing with EQL will not be recognised. Properties submitted should be properties for which your firm is appointed. General or open listings will require written authorisation from the proponent. Agency disputes that may arise from duplicated submissions will be referred to the proponent for direction.
